One of the most common questions I get from homeowners is: “When is the best time of year to sell my home?” And my answer is always the same: The best time to sell is when you need to move. But if you’re hoping to time the market and maximize your results, then your best shot is usually in late winter or early spring.

That’s when inventory is lowest, and competition is minimal. The moment spring fully kicks in, more homes flood the market, and you’re competing with every other seller trying to cash in.

Here are the 3 key steps to help you stand out:

1. Start planning early. Getting your home market-ready always takes longer than you think. From staging and repairs to photography and pricing strategy, there’s a lot that goes into it. I always recommend starting 3 to 4 months before your target listing date. That gives us time for pre-listing consultations, walk-throughs, vendor scheduling, and more. If you’re hoping to sell by March or April, your planning should start now.

2. Budget your time realistically. While many still expect their homes to sell in a week (like during the pandemic boom), today’s market is different. Most homes take 60 to 120 days to sell. That includes prep time, days on market, and closing timelines. If you want to hit your ideal selling window, we need to reverse-engineer your timeline.

With a plan in place, you won’t feel rushed, and we’ll be ready to move when the time is right.

3. Beat the rush. Here’s something many sellers overlook: If you wait too long, you’ll be listing alongside dozens of others. That extra competition makes it harder to stand out or drive strong offers. Sure, prices may rise as demand increases, but by the time you list, you might already be chasing the market.

Listing just a few weeks earlier than your competition can be the edge you need to attract more interest and better offers.
