More Palm Beach Florida buyers are walking away from deals right before closing than at almost any point in the last three years. For sellers, this is worrisome because a deal that collapses late can cost you time, your standing with other buyers, and sometimes a real piece of your price.
The reassuring part is that most of these cancellations are predictable, and many are preventable once you understand what’s driving them.
The numbers are not just a feeling. Nationally, 14% of home-purchase deals fell through in July, the highest share in nearly three years. In West Palm Beach specifically, it ran about 14.2%, in line with the country, roughly one in every seven deals. What surprises most people is that buyers here are not drowning in choices. Single-family inventory is down about 24% from last year, so this is not a story about too many homes on the market. It is a story about what happens after a buyer signs.
Cold feet is usually about the payment, not the house. In most of these deals, the pattern is identical. A buyer falls for a home, signs on emotion, then sits down and adds up the real monthly cost. At today’s higher rates, the mortgage is only the start. Add property taxes, HOA dues, and Florida’s steep insurance costs, including flood coverage on some properties, and the real monthly number lands well past the expectation of someone relocating from out of state.
Nothing is wrong with the house. The buyer simply didn’t understand it financially, which is why a buyer’s true budget matters more now than ever.
The inspection is often the exit, not the real problem. Once a buyer wants out, they need a clean way to leave, and the inspection period is the easiest door. Every home has something, and a small issue a committed buyer would shrug off becomes the reason a nervous one walks. Florida adds a twist, because the inspection window is often when buyers finally price their insurance, and wind mitigation, a four-point inspection, and an aging roof can all turn up surprises that blow up an otherwise fine deal.
The best time to protect a sale is before you accept the offer. That means reading an offer for more than the top-line number. Is the buyer fully underwritten or merely pre-qualified, because those are not the same thing? If they are paying cash, which happens here more than almost anywhere, is the proof of funds actually there? Have they pulled a real insurance quote yet, or will that figure surface later and detonate the deal? Is the home priced and prepped so no one goes hunting for a reason to renegotiate, and does the buyer understand what the roof’s age means for their insurance? A strong offer is rarely just the biggest one.
